Replacement is a sequence, not a single line item: support the building, remove the affected foundation, rebuild it and restore everything the work disturbed.

The proposal should state what is supported, what is removed and how the occupied structure is protected.
New foundation work, inspections, reconnections, waterproofing and restoration need measurable boundaries.
No. 04 — Cost drivers
Temporary works, sequencing and occupied-space constraints can be substantial parts of the project.
A bounded section and a full perimeter are not equivalent even when both proposals use the word replacement.
Plumbing, electrical, mechanical, waterproofing and drainage interfaces should be assigned explicitly.
Concrete, finishes, landscaping, access routes and temporary living arrangements may sit outside the structural contract.

The reviewed national planning range is $20,000–$100,000. The range is broad because temporary support, demolition, rebuilding, utilities and restoration are not consistently packaged the same way.
No. Underpinning adds or extends support beneath an existing foundation. Full replacement may require supporting the building, removing foundation elements and rebuilding them. A proposal should state which scope it actually describes.
Do not assume it does. Ask how the structure will be supported, whether elevation recovery is attempted, what monitoring is included and which temporary works are part of the price.
Possible exclusions include design, permits, utility work, hazardous-material handling, drainage, interior and exterior finishes, landscaping, temporary occupancy costs and unforeseen conditions.
